Mundelein Design Guidelines
Synthesized Urban Design Principals for Residential Developments
Farr Associates developed the design guidelines for new and existing construction in Mundelein. Meant to ensure a more pedestrian friendly environment with a pleasant mix of uses and residential types, these design guidelines take the best ideas from the quaint inner ring suburbs we love. Framed in a way which shows a business-as-usual option versus an “encourage” option, the guidelines are meant to illustrate that good design need not sacrifice on other metrics of success like return on investment or unit counts. Rather, good design enhances values as it adds to the undersupply of walkable urbanism we see in America today.
In addition to urban design guidance, the design guidelines offer architectural direction in clear cut diagrams. Architectural guidelines show detailing based on known architectural styles and discourages the “McMansion” effect where house designs often become erratic. The guidelines are meant to enable other designers and builders to create better environments for current and future residents of Mundelein.
